What Is A Commercial EPC?
A commercial EPC, known as a Non-Domestic Energy Performance Certificate, is a document that you need whenever selling or leasing a commercial property. It shows prospective buyers or tenants how well the building uses and retains energy. The building will get an energy rating between A (most efficient) and G (least efficient). The commercial EPC certificate will also provide specific recommedations to reduce energy usage and save money in the property.

How Long Does It Take To Get A Commercial EPC?
You can expect your EPC assessor to be available to carry out the assessment within a couple of days. For the majority of buildings, the assessment takes no more than a couple of hours to complete. Once the assessor has gathered the information onsite, they can begin to calculate the commercial EPC score. Smaller buildings will be complete on the same day as the assessment, larger, more complex commercial property may take a day or two.

EPC Commercial Property - How To Prepare
The assessor will need to see every area of the building to provide an accurate commercial EPC rating. Make sure each room is available including any plant rooms, loft spaces and basements.
If you have any documentation about the building or its services, this is important to have to hand. We'll need to gain a full understanding of the structure of the building as well as any extensions or adaptations. We find the most useful documents to be planning permission, building control sign off and invoices or specifications. Part of the assessment is to look at building services like heating, cooling, hot water, lighting and ventilation. Again, any information you can supply about these services will avoid us having to make assumptions which usually reduce the score.
Commercial Buildings - When Is An EPC Not Required?
The vast majority of commercial buildings do need an EPC when they are being sold or leased. There are a few exemptions though. Some of these are:
- Listed buildings where minimum energy performance requirements would unacceptably alter it.
- Temporary buildings that are going to be used for two years or less.
- Places of worship or other religious activities.
- Detached buildings with total floor space of less than 50m2
- Buildings that are due to be demolished

What Are The Minimum Energy Efficiency Standards (MEES) for Commercial Property?
Only applicable to rented property, the government have introduced minimum energy performance requirements for commercial property. Since 2018, commercial landlords have only been able to sign new tenancies on property that has an EPC score with a band E or above. In April 2023, this regualtion extended to all tenancies meaning that every commercial rental property in the UK now needs to be a band E or better.

How Long Does a Commercial EPC Last?
