What is an EPC Assessment?

An EPC is a survey of your property's energy efficiency. During the 20 minute visit, a qualified Domestic Energy Assessor (DEA) evaluates certain aspects of your home that affect its energy performance.

The Assessment Process: Step by Step

The EPC assessment looks at two main things in your home. The first is the fabric of your building, like when it was built, its construction and how well insulated it it. The second is the services within your home, like its heating, hot water and lighting.

Building Fabric (10 minutes)

During this first phase of the assessment, we create a floor plan and take the buildings dimensions. We'll also look for things like:

  • Wall construction
  • Window types
  • Roof type
  • Floor type
  • Insulation

Building Services (10 minutes)

Now we're seeing what energy your building uses and how efficiently gas and electric are used. We'll check for:

  • Heating system and its controls
  • Hot water systems
  • Lighting and low energy bulbs
  • Any new technologies like solar or wind power.

Throughout the assessment we'll need to document what we record. This is usually photographs of things like a radiator, a light bulb and your boiler. We take about 10-15 photos for each assessment.

How to Prepare for Your Assessment

As the home owner there is not much you need to do to prepare for the EPC Assessment. In most cases your EPC assessor will be able to work out most of the detail themselves. Access and information on any hidden upgrades will be helpful.

Required Access

  • If you're not there to let us in we can collect keys from you or your estate agent.
  • We'll bring ladders to get into the loft.
  • Hot water tanks can sometimes be a bit tricky to get to.
  • Gas & electric meters.
  • All rooms in the property (quick check of light bulb, radiator and window).

Helpful Information

Your energy assessor cannot record an energy improvement on the EPC if they cannot see it or document it. For example, cavity wall insulation may have been installed but if we can't see the drilled holes—because the walls have been re-pointed or rendered over—without an installation certificate, we cannot record it on the EPC.

The information that may be useful to your DEA is:

  • Receipts or invoices for energy improvements
  • Building control certificates
  • Planning permission
  • Warranties
  • FENSA certificates for windows
  • Cavity wall insulation guarantees

After The Assessment: Same Day Results

If you are in a rush to get your EPC Certificate, we can upload it before we leave your home. This will take and additional 15 minutes or so.

Not in a particular rush? We upload every EPC on the same day as the assessment.

EPCs are accessed through the governments central EPC register. All EPCs are available for anyone to view through this website. When we send you your new EPC, we send you a link to it on this website. A digital EPC.

Your new EPC will be valid for ten years, it will have recommendations specific to your home and show the potential cost savings of these improvements.

How long does an EPC assessment take?

We're in and out of most homes within 20 minutes. You're certificate will be ready later that same day. If you're in a rush, let us know and we'll upload it before we leave.

What About Extensions or Conversions?

Having documentation ready helps us to accurately date additions to your property. This is important for us to understand what building regulations we're used. We can usually find planning permission online if you do not have it.

Can I Fail an EPC?

If you are selling a home there is no fail score on the EPC. If you are renting, you need at least an E Band.
