What is an EPC

An Energy Performance Certificate (EPC) is a legal document. It shows how energy efficient the home is. The EPC uses a banding scale from A to G, with an A rated property being the most efficient. The format may be familiar, it uses a similar layout to the energy efficiency labels on home appliances.

It's a legal requirement to get an EPC whenever a house is built, sold or rented. Many of the government backed energy efficiency grants need an EPC to access funding too. Recently, we're starting to see a trend of lenders requesting EPCs as part of remortgaging too.

Every EPC lasts for 10 years. You may already have one. Take a look at the central EPC register to double check yours. Remember, it's only a legal requirement to have a valid EPC when selling or renting a property.

The assessment is different and provides a picture of greater accuracy compared with the Domestic EPC. The onsite visit can take any where from 30 minutes to a full day depending on the size of your building. The real work begins offsite where the building is modelled in software to generate the Commercial EPC Score.

Minimum Energy Efficiency Standards (MEES) are looming. Landlords will need to make sure their rented buildings are a certain score. Domestic properties are likely required to be a C Band and Commercials requiring a B Band!
