When Do You Need An EPC In Manchester?
In Manchester, an EPC is required for almost every home sale, with very few exemptions. You'll need to have it ready within 7 days of listing the property.
The most common exemptions are, places of worship, buildings due to be demolished and temporary structures. You can find a full list of the exemptions on the government website.
Rightmove and similar platforms strictly enforce this regulation. If you don’t have an EPC within 7 days, they will remove your listing.
If you sell a home without marketing it, for example, to a family member or friend, your solicitor cannot process the sale without an EPC. It makes up part of the Memorandum of Sale.
The rules are tight and difficult to dodge when you are selling a house.
EPCs are also used if you are upgrading your home. All of the grant schemes for upgrading the efficiency of your home revolve around the EPC. You usually need one before any works starts, to apply for the grant. If you are applying through the green deal, you need one once work is complete to calculate your payments.
EPC Rules for Selling or Renting Your Manchester Home
It is the sellers responsibility to provide an EPC for their property. One must be made available to potential buyers within seven days of the property being marketed.
If your EPC is still valid (within 10 years), there's no legal requirement to renew it, even if your home has been upgraded. However, renewing it to reflect improvements can boost your property’s value and attract more serious buyers.

How to Get a Compliant EPC in Manchester
It is important that you get an EPC through a qualified and accredited energy assessor, like us.

Only an assessor associated with an accreditation body can lodge EPCs on to the central EPC register. The accreditation body make sure all their members have the correct qualifications, have completed additional annual training, comply with codes of practice and do not have a criminal record.
The average cost of an EPC ranges between £50 and £100. On the lower end of this scale, you find assessors completing many EPCs per day squeezing as many assessments in as possible. Can You Fail An EPC?
If you are selling a home, there is no fail score on the EPC. Minimum standards are enforced if you are renting a home out, but not for selling.
Bear the following points in mind though.
As previously mentioned, a home with a better EPC score is likely to attract a higher sale price. Not only because of the higher energy efficiency, but a high EPC score is likely to indicate that a home has been well maintained and had various upgrades over the years.
Lenders have noticed this too. Some lenders are now setting minimum EPC standards for properties they will finance. While this is not legally required for selling, many lenders have started asking for a minimum 'E' or 'D' band. If your home has a lower rating, you may limit your pool of buyers, as they could struggle to secure a mortgage.
