Commercial EPC Widnes

To get a commercial EPC in Widnes, request a quote or call 01925 699 321. We'll need basic details about your property - type, approximate floor area, and whether there's air conditioning - to provide an accurate price.

Commercial EPCs (also called non-domestic EPCs) rate your business property from A to G based on energy efficiency. You need one when selling or letting commercial premises, and since April 2023, all rental properties must meet a minimum E rating under MEES.

As a Level 3 and Level 4 qualified commercial energy assessor in Widnes, we cover all property types from small retail units to large warehouses and offices with complex HVAC systems.

Looking for a Domestic EPC in Widnes?

Landlords: MEES Compliance

Since April 2023, all commercial rental properties must have an E rating or above - including existing tenancies. Properties rated F or G cannot be legally let. Fines can reach £150,000. If you're concerned about compliance, we'll advise on the most cost-effective route to an E rating.

Commercial EPC assessments require detailed information about your building. The more documentation you have ready, the faster the assessment and the more accurate your rating.

Have these ready if available:

  • Floor plans with dimensions
  • Heating system specifications
  • Air conditioning details (if applicable)
  • Lighting schedules
  • Building construction details
  • Previous EPC or energy assessments
  • TM44 air conditioning report
  • Building regs / as-built drawings

We're typically available within 48 hours. Urgent deadline? Let us know and we'll do what we can.

What Happens During the Assessment

Commercial EPC assessments are more involved than domestic ones. Expect 1-4 hours on site depending on building size and complexity.

During the visit, your assessor will survey the building fabric (walls, roof, floors, windows), document all heating and cooling systems with their specifications, record lighting types and controls throughout, and note ventilation arrangements. Accurate floor areas for different zones are measured or verified against plans.

After the site visit, the data goes into SBEM software to calculate your rating. Straightforward buildings: certificate same day. Complex ones with detailed HVAC systems take longer to model properly - usually 24-48 hours.

Your certificate includes the energy rating, a breakdown of energy use by system type, and recommendations for improvements.

For detailed guidance, see our main commercial EPC service page.

What Affects Your Commercial EPC Rating

Commercial EPC ratings are calculated using SBEM software, which models the building's theoretical energy consumption. Several factors influence your final rating:

Building Fabric

Wall and roof insulation, glazing type and area, air tightness. Older buildings with single glazing and poor insulation score lower.

Heating & Cooling

Boiler efficiency, heat pump COP, air conditioning SEER ratings. Modern efficient systems improve your rating significantly.

Lighting

Lamp types (LED vs fluorescent), lighting controls, daylight linking. Lighting often has the biggest impact on commercial ratings.

Ventilation

Natural vs mechanical ventilation, heat recovery, fan power. Buildings with efficient MVHR score better than basic extract systems.

The good news: unlike domestic EPCs, commercial ratings respond well to relatively simple upgrades. LED lighting retrofits alone can push many buildings up a band or two.

Commercial EPC Widnes - FAQs

How long does a commercial EPC assessment take?
Commercial assessments typically take 1-4 hours depending on the building. A small retail unit or office might take 1-2 hours. A large warehouse, multi-storey office, or building with complex HVAC takes longer.
How quickly will I receive my certificate?
Same day for straightforward buildings. Complex properties with detailed HVAC systems take longer to model in SBEM software - usually 24-48 hours after the site visit.
What documents should I have ready?
Floor plans with dimensions, heating and cooling system specifications, lighting schedules, and any previous energy assessments. The more documentation you have, the faster and more accurate the assessment.
What is MEES and does it affect my property?
MEES (Minimum Energy Efficiency Standards) requires commercial rental properties to have a minimum E rating. Since April 2023, it's illegal to let any property rated F or G - including existing tenancies. Fines can reach £150,000.
Do I need a Level 3 or Level 4 assessor?
Level 3 covers simpler buildings with standard heating. Level 4 handles buildings with air conditioning, complex ventilation, or any new build. We hold both qualifications, so we can assess either.
Why is commercial EPC pricing variable?
Commercial buildings vary enormously. A small shop needs a very different assessment to a multi-storey office or warehouse with complex HVAC. We quote based on floor area, building systems, and complexity.
How long is a commercial EPC valid for?
10 years. You may want a new one sooner if you've made improvements and want a better rating, or if you're approaching a lease event and need to demonstrate MEES compliance.
Can you assess all types of commercial property?
We're Level 3 and Level 4 qualified, covering offices, retail, warehouses, industrial units, leisure facilities, and most other commercial buildings. Only the most complex buildings with atriums or automatic blinds need Level 5.
Do you cover Widnes industrial areas?
Yes. Dennis Road, Gorsey Lane, and all WA8 business areas. About 15 minutes from our base.
Is there an extra charge for Widnes commercial EPCs?
No. Quote is based on property size and complexity, not location.
