What Happens During the Assessment
Commercial EPC assessments are more involved than domestic ones. Expect 1-4 hours on site depending on building size and complexity.
During the visit, your assessor will survey the building fabric (walls, roof, floors, windows), document all heating and cooling systems with their specifications, record lighting types and controls throughout, and note ventilation arrangements. Accurate floor areas for different zones are measured or verified against plans.
After the site visit, the data goes into SBEM software to calculate your rating. Straightforward buildings: certificate same day. Complex ones with detailed HVAC systems take longer to model properly - usually 24-48 hours.
Your certificate includes the energy rating, a breakdown of energy use by system type, and recommendations for improvements.

What Affects Your Commercial EPC Rating
Commercial EPC ratings are calculated using SBEM software, which models the building's theoretical energy consumption. Several factors influence your final rating:
Building Fabric
Wall and roof insulation, glazing type and area, air tightness. Older buildings with single glazing and poor insulation score lower.
Heating & Cooling
Boiler efficiency, heat pump COP, air conditioning SEER ratings. Modern efficient systems improve your rating significantly.
Lighting
Lamp types (LED vs fluorescent), lighting controls, daylight linking. Lighting often has the biggest impact on commercial ratings.
Ventilation
Natural vs mechanical ventilation, heat recovery, fan power. Buildings with efficient MVHR score better than basic extract systems.
The good news: unlike domestic EPCs, commercial ratings respond well to relatively simple upgrades. LED lighting retrofits alone can push many buildings up a band or two.
