What Affects Your Commercial EPC Quote

Commercial EPCs aren't fixed-price the way domestic ones are. Three things decide the cost: the total floor area, the number of separately heated or cooled zones, and how complex the building services are. A single-system retail unit is quick to model. A multi-tenancy office with several air handling units takes considerably longer.

That's why we quote per property rather than publishing a price list. You get a firm fixed figure before any work starts, and it covers the site visit, the modelling, the certificate and lodgement on the government register.

What to Send Us

The more you can tell us up front, the faster and more accurate the quote. Floor area in square metres and the property type are enough to get started. If you have floor plans, upload them with the form above and we can usually be more precise.

Helpful but optional: heating and cooling system details, construction information, lighting schedules, and any TM44 air conditioning inspection reports. If you don't have these to hand, don't worry, we'll gather what's needed on site.

Ask About Level 5 DSM

We're Level 5 accredited, which means we can assess your property using Dynamic Simulation Modelling rather than the simplified SBEM calculation. DSM models the building across a full year instead of applying conservative defaults, and for many commercial properties it returns a better rating with no physical works.

If you already have an EPC you're unhappy with, or MEES compliance is the reason you're here, mention it in the form and we'll tell you whether a DSM assessment is likely to be worth it for your building. More about Level 5 assessments →

Areas We Cover

We assess commercial property across the North West and Greater Manchester. Your quote is based on the building itself, not its postcode, so pricing is consistent across every area we cover.
