How Much Does an EPC Cost?

Every EPC we produce includes the full assessment, certificate production, and government register lodgement. There's no admin fee, no separate lodgement charge, and no VAT to add. The price we quote is what you pay.

Same-day certificates come as standard. Book a morning assessment and you'll typically have your certificate by late afternoon.

Your certificate includes improvement recommendations generated by the software based on your property's data. The more accurate the data we collect during the assessment, the more relevant the recommendations.

Cheap EPCs: What to Watch Out For

You'll find EPCs advertised at £35 or less. These come from national operators paying assessors £20-25 per job. To make a living, those assessors rush through properties in 15 minutes and rely on assumptions rather than evidence.

The problem? A rushed assessment often means a worse rating. If the assessor doesn't check the loft insulation depth, they assume there's less. If they don't ask about the boiler, they guess it's older. These conservative assumptions pull your rating down.

It also means poor improvement recommendations. A thorough assessment identifies where the easy wins are. A rushed one just ticks boxes.

Our assessments typically take 30-45 minutes for domestic properties, longer for complex homes. We measure properly, check documentation, and give your property a fair rating based on what's actually there.
